A planning application has been submitted to build 26 new homes in a rural location on the outskirts of Hemel Hempstead.

Representatives of the Queen want to build the houses on land between Pancake Lane and Westwick Row, just next to Leverstock Green FC’s ground.

A design and access statement submitted to Dacorum Borough Council by The Crown Estate says: “The main benefits of the proposed development are social.

“The provision of housing, in particular affordable housing in an area where there is significant demand, is a clear benefit.

“The site will also provide a choice of house types and sizes, assisting in contributing to the community’s social diversity.

“The proposed public open space on the site can also be used by those in the wider area as well as new residents.”

The development would include a mix of two, three and four bedroom houses. They would be mainly detached and semi-detached, but there would be some terraced homes, too.

The plans include eight affordable homes with their own gardens, which would make up nearly a third of the development.

The design and access statement says: “The majority of homes will have on-plot parking.”

It also details plans for a new footpath along Pancake Lane as well as driveways to connect the homes to nearby roads.
